Property Tectonics (pt) has been in business for over 35 years. It continues to be a significant local and national player, providing professional services in construction and property from its Manchester and Hatfield offices to customers in virtually every market sector. The company, started in 1987 by Trevor Mole, is a multi-disciplinary consultancy delivering various innovative and creative services in surveying, asset management services, retrofit services, compliance and software solutions. The company has developed two distinct but complementary strands to its business: Construction & Property Consulting and Lifespan Software.
The building surveying roots of the company provide refurbishment, improvement, maintenance, and management of existing buildings within the business, but the importance of good design is stressed whether the project is a new build or retrofit. Property Tectonics IT software is marketed under its ‘Lifespan’ brand, supporting its consulting activities by providing associated and leading-edge IT tools. Lifespan Housing has been a social housing sector’s leading asset & compliance management software provider.
Over time, this has expanded into an impressive range of other Lifespan software products, which includes project management and energy management – incorporating government-approved RdSAP, SBEM and DEC energy assessment software. Our most recent development is Homelife software, a single platform for managing your PAS2035 project. Sustainability has become an important business area, building on pt’s energy efficiency and conservation work. We support Utility companies and Retrofit Installers, delivering Government-funded energy efficiency works across the country through our software systems and professional services team.

To do this properly, we listen to our customers’ objectives to understand their businesses and the services they provide to their customers and clients. We strive to explore extraordinary opportunities, innovate and be creative to help maximise return on investment and deliver the best value. We engage with our customers and operate as they do, extending their resources, expertise and effectiveness. We devote time and resources to ensuring that pt people have the right skills and commitment to working together and delivering the business’s core values, which are; ‘to delight customers, make money and to be good citizens’.
We encourage innovation, problem-solving, taking personal ownership, and responsibility for delivering all our work. Our reputation rests on our innovative approach and for providing a comprehensive set of joined-up services that add value.
Our personal and pragmatic approach underpins the many long-term relationships we have developed with our clients, demonstrating our ability to repeatedly deliver and build highly effective partnerships. We collaborate with valued customers of all sizes and from practically every sector, including local authorities, national retail chains, financial institutions, housing associations, schools and Universities.
We are based in offices in Manchester and Hatfield to provide UK-wide coverage.
Quality and professionalism are crucial to everything we do, and the company is quality assured to ISO9001 (Quality Management), ISO14001 (Environmental Management) and we meet the requirements of the Royal Institution of Chartered Surveyors (RICS) as a registered member.
The versatility and nimbleness of Property Tectonics is recognised across its customer base. Our ability to skill up and resource quickly without compromising quality has led the business into different, challenging work areas. We have designed new teaching blocks and delivered millions of pounds of improvement works to hospitals, homes, offices, schools, universities, shops and leisure buildings. We have delivered thousands of EPC’s, Stock Condition Surveys and Retrofit Assessments for our social housing customers and many local authorities across England and Wales. Our professional services team has also surveyed many public houses and leisure venues, colleges, universities, schools and hospitals due to our wide customer base.
We asked: What do you bring to Social Housing and the customer, the tenant?
They said: Through our professional service and our asset management software, we assist housing associations and local authorities to manage and maintain their properties to a higher standard, therefore in turn providing better living conditions for the tenant as they are ultimately our customers.
